CORPORATE HISTORY
Specialty Contracts General & Specialized Services Inc., known as SPECSERV Inc., was officially incorporated with the Securities and Exchange Commission (SEC) on September 8, 1983.
From its inception, SPECSERV Inc. distinguished itself by adopting innovative approaches. Early in its development, the company pioneered the introduction and utilization of new products and techniques in the waterproofing industry. Notably, it was one of only two companies to introduce and implement the Elastomeric Waterproofing product, FINFLEX, during a time when the widely used hot-applied waterproofing methods were generally deemed unsuccessful.
In January 1996, Hitchins (FE) Marketing Pte Ltd appointed SPECSERV Inc. as its official applicator in the Philippines for various waterproofing systems exclusively marketed throughout Asia. Hitchins not only manufactured some of these systems but also represented several European manufacturers. This collaboration led to the introduction of the Multi-System Method (MMS) in the Philippine building industry, challenging the prevailing One System Cure All approach.
SPECSERV Inc. actively promoted the adoption of MMS, which specifies tailored waterproofing systems for specific building areas. This method replaced the outdated practice of using a single system for all areas of a building project. The first successful implementation of MMS was at the Ayala Stock Exchange & Tower 1 building complex in Makati City. Since then, SPECSERV Inc. has introduced numerous specialized waterproofing and building systems, including the innovative roof garden.
By 1998, SPECSERV Inc. introduced the first European-designed roof garden engineering system, “DAKU,” to the Philippine building industry. The first successful installation of this system was at the Rockwell Center in Makati City in 2000, where it remains functional today.
In the 1970s and 1980s, roof gardens were often abandoned after a few years due to prevalent issues such as leaks. By the 1990s, roof gardens were predominantly hardscapes rather than green spaces. The introduction of DAKU facilitated the greening of roof gardens by enabling more extensive planting of grass and reducing reliance on concrete and paver tiles. In 2010, SPECSERV Inc. further refined DAKU to create an affordable option for non-event areas and light roof garden users, including homeowners. This adaptation was named BUNGKAL, an acronym for Bubong Kalikasan, which means Nature’s Roof in the local dialect.
In 2005, SPECSERV Inc. expanded into the general construction business, becoming the first waterproofing company to successfully diversify into this industry.
Additionally, SPECSERV Inc. began offering comprehensive services for areas undergoing waterproofing, adhering to the principle of One Area – One Contractor – One Responsibility. This approach aimed to eliminate disputes over accountability when a waterproofing system failed due to damage caused by other work. This initiative led to the formation of the company’s GenCon Group. The first significant project completed by this group was the renovation of a two-level penthouse in Pacific Plaza at Bonifacio Global City in Taguig.
